Think again — $5.75B in volume, the second highest ever.

2. Does higher number of sales units sold = a stronger market?
Not this time — prices drove everything. Sales Volume up 26%, and the number of units sold was actually down.

3. Are Condos underperforming compared to single-family homes?

No — condo median prices jumped, seeing a 56% increase within Park City limits, redefining the luxury condo segment.

4. Is the Jordanelle area still “up and coming”?
It’s already here, with volume up 45%, units up 25%, with median price just over $4M.

5. Is golf just a lifestyle?
The market sees it as leverage — worth $800K–$1M in added value.

6. We have so much new construction and new inventory, does this mean the market is becoming oversupplied?
Inventory is up 14%, but absorption remains around 5.2 months supply, indicating a balanced market, not oversupply.

7. My home is in a desirable neighborhood, can I list it with a higher price than the home that just sold down the street?
It’s really important to note that not all homes perform the same (even in the same neighborhood or condo building) — what a buyer is willing to pay is determined by property age, amenities, ski access, views, and location tier. The market is highly segmented.

8. Are buyers mostly second-home shoppers?
This is not accurate, we are seeing a shift with younger demographic, moving from out-of-state who lean more towards becoming full-time residents.

9. Are interest rates slowing buyers?
No, especially not for the luxury segment, cash transactions and lifestyle-driven purchases mean that rates are not the dominant factor.

10. Is the market still really unpredictable?
The tone right now is balanced and feeling stable, yet segmented, and a top performing luxury resort market. Historic appreciation rates continue to outpace state and national averages.
