The astute skier market has shown they are making a monumental shift away from simple residential buildings (without amenities) towards properties with unique amenities and fine services - to create a memorable experience that goes beyond skiing.
Founder's Place has been imaginatively designed to provide a lively family oriented environment that extends the owner experiences well beyond the Residences themselves. The building design will feature expansive window walls to harness lots of natural light and pristine views, smart home technology, along with the goal of being carbon neutral.
The developer, East West Partners, has over 30 years of development experience in Park City, Aspen, Vail, Beaver Creek, Breckenridge, Lake Tahoe, Kauai, Denver, and Charlston. In Deer Valley they developed Arrowleaf, Shooting Star, Larkspur, Paintbrush, Flagstaff, One Empire Pass, and Argent.
The first phase of construction (1 of 2 phases) of Founders Place will include two buildings:

32 Residences:

  • 2, 3, 4 bedroom residences from 1,300-3,550 sq. ft.

  • Priced from from $2.5M-$4.75M

  • 4 bedroom Penthouse units will range from $6M-$8M

  • Approximately $1550 price per sq. ft.


Amenity Building, "The Polly":

In addition to being ski-in/ski-out, The Polly amenity building will consist of a full pool, hot tubs, an elevated gym experience, lots of kids friendly amenities (no bowling alley) and things like "zoom" rooms, and "covid" friendly gathering spaces:
  • Designed as a central gathering place for owners & guests

  • Including a limited service restaurant (members only and HOA dues will cover) continental breakfast and Aprés ski (apps and cocktails, similar to Talisker offering); and a mid-day restaurant style lunch menu (members only & on demand $$)

There will be a total of 4 buildings in the development, estimating 70-78 total units (roughly 199,000 total sf) depending on size of the residences (the first phase is focusing on offering fewer 2-bedrooms and more 3 & 4 bedrooms.

Development Highlights:

  • Lost Observatory: A private experience for owners, set deep in a pristine forest, just a short walk from residences

  • Outdoor Ski Beach experience: heated decks with extra large hot tubs, fire-pits, and outdoor aprés fun

  • Full service shuttle that will serve the greater Park City area (as far as the White Barn to Quinn's Junction/PC Hospital).

  • In-house services include a Live-In Residence Manager and Ski Valet Staff

Estimated Timeline:

  • January 2022 - Unit specific reservations with $100,000 refundable earnest money due

  • March 2022 - Reservations convert to firm contracts and 10% earnest money deposit due

  • May 2022 - Construction commences

  • September 2022 - Second earnest money deposit due, total of 20%

  • Early 2024 - Delivery of Phase 1 residences and amenities

Early buyers will see price incentives and first pick of residences. It's worth noting that owners who purchased EARLY at One Empire Pass and Argent saw significant equity once the buildings were completed and that this is one of the last on-mountain development parcels remaining in Deer Valley!
